A further thought. Assuming you're buying with a mortgage, it's worth asking the lender for a list of local surveyors on their panel. If you then choose one of these you will normally avoid having to pay the lender's valuation fee as well as the surveyor's structural survey fee. The information needed for the valuation forms part of the structural survey anyway - the surveyor then simply completes the lender's valuation report at the same time as he compiles the main survey report. Some will charge a nominal fee for doing this (typically £25 to £50), but it's a good deal cheaper than having to pay for two separate assessments.

What Tentenths said - just did exactly that. Used a surveyor on Abbey's list. Place was actually empty so met him there towards the end of his half day visit and chatted through the key issues there and then, full report followed on after.

Good idea to meet the surveyor at the property as you will get his honest opinion there and then. The report will come full of if and maybes, and mention every single crack. The report will almot certainly highlight issues that are not important or are prevalent in the area and may well put you off buying the house. However the surveyor will be protecting his **** from being sued.
So having a chat is a good idea as the surveyor will highlight any real areas of concern.
