WHY do Estate Agents
Always insist on giving APPROX. room sizes?
Can't they read a tape measure or something?
And, why, when you actually measure a room (which isn't beyond even the abilities of an Estate Agent) is the measurement always LESS than that stated on the particulars?
Cheating and lying are words that spring to mind ..........

I Like, 14' 6" into cupboard x 8' 6" into Bay Window ......
I also love the particulars where they show the garden ONLY!! ....... and finish with words, "Internal Viewing Essential" - which tells the initiated that it looks like ****e!!
Also, I've noticed the words .... "Lie, Fib and Con Estate Agents have great pleasure in bringing to the market ....... " WTF?! STOP the crap guys you are fooling no-one!!
Another, "Viewing Highly Recommend" what the HELL is that supposed to mean????????????????? Please show me some details where you they "Viewing is not Recommended" !!!!! and then it means something!!
I need to stop drinking, I'm getting worked up into a lather here!!

Apparently you have - Is your increduality based on experience?
p.s. - Is that an existing word or did I just make it up.

They do it simply to protect themselves from people who may order carpets off the back of the agents measurements, which leads to court cases and expensive payouts.
The property misdescriptions act is largely irrelevant with a disclaimer, it is nothing to do with that.
