Default Withdrawing an offer on a house......

Put an offer on a house about 3 weeks ago.

sold our house the week before we made the offer.

our sale is going smoothly, should be finalised in about 3 weeks or so.

i phone my solicitor to find out how the purchase of the new house is going.

i am greeted with silence.

basically,no-one has contacted him, estate agent/solicitor for the owner etc,i phone estate agent, the guy doesnt even have a solicitor yet, 3 weeks on !
i kick off, saying i will pull out etc,if he doesnt pull his thumb out, he`s stalling as he hasnt found a new house yet.

we have seen another house thats empty, ready to go into etc,we need a quick move etc.

can i pull out without any charages/fees being put on me ?

never pulled out,wahay,before

Yes - you can pull out. If you have paid any fees for your mortgage you won't get these back, but you have no obligation to the seller until contracts are exchanged

Nothing signed, no reason to stay in the purchase. Back away from the house .

Yes you can. Note you might even be able to knock something off the price on the empty house as you are in a great position as a cash buyer who wants to move quickly. dl

pull out and learn a lesson - NEVER trust the people involved to deal with these issues.....i am sorting my parents move at the moment and talk to the solicitor and agent EVERY other day for updates....and MAKE SURE you set the tone early on buy having a sense of urgency passed onto the seller that you dont want to **** about.
