Default Planning/building control officers

can someone explain the requirements fo changing an office building into a restaurant?

You'll need to apply for planning permission for a change of use. Speak to your local planning authority to see how they would view such an application for the building you have in mind

sorry question was wrong, it was supposed to be

what should i be aware of
regarding fire and building regulations

1st one to say

needs doors, fire escape door, fire extinguisher, fire alarm, walls around building, a roof, or anything else similar to that is an @rsehole

Phone local planning , ask them advice , they will be right first time, as regs change all the time , cheers, Alan.

If there are other restaurants in the area then you shouldn't ba any problem getting planning permision. But if your local authority is anything like ours they won't give you verbal advice without a set of drawings to look at.

I can only repeat ask for advice from your planning department, then it'll be a case of getting some plans drawn up and formally applying for a "change of use". Once you've got that - apply for building regulations and when you have that approved you can build away...

i used to thought was

get planning permission, then refurbish.
i don't know why building control needs to come in,
i did a takeaway last year and it has the usual kitchen and a flue. and building reg officer says it doesn't need a comp. certifcate for it,

planning permission revolves around what you intend to build, how you will use it and what it will look like externally.

Building control revovles around how you are actually going to build it. Whether you need building regs depends on what work is required. eg if your just redecorating then no, you won't it - if you're going to be knocking structural walls around then yes you do.

Also take into account cooking smells, that an office probably wouldn't produce.

Planning will likely consult with the council environmental health department regarding cooking smells, etc. You'll probably need some sort of filter system to keep them happy

i was hoping for those extraction systems which reduces smell and sound by up to 90%
not cheap but keeps the council happy
