renting in central london
Please give me some ideas on where to live in London.
Criterias are:
* Parking space
* Walking distance to shaftesbury avenue (Holborn end). Don't mind walking for 30-40 minutes.
* Reasonably nice area, no ex-council-full-of-crazy-druggies-estates.
* no more than 1000pcm.
* 1 bed
Looking at Camden at the moment, but it seems slightly out of price (or too far up towards kentish town to be walkable).

Pretty much everywhere in central London will be pricey.
Angel is walking distance from there, Old St, you could live just into Southwark and cross the river on foot. All of the above will be pricey, esp. with parking!!

If you want to avoid druggies the last place you want is Camden. It's designer grunge and over priced. I wouldn't set foot in that sh*thole, it's for rich pratts who want to pretend their down wiv da yoofs.

I agree, however, that camden market is not all that, but it's close to the canal (albeit it looks like a sewer) and regents park, walking distance to work (barely) etc.
I can't seem to find any flats in Angel on the rightmove site. Are there any other sites worth looking on?
Is it possible to rent a parking space in some parking garage? Like the NCP's and stuff? Probably cost a bomb, eh?

I can say angel is nice to live...lived there myself for 2 years
Get down upper street and have a wander into the estate agents there (there are loads down there). Should be able to find something no probs.
My studio thing in angel in a v nice part of it (barnesbury conservation area) cost me £530 per month inc council tax, but excluding (pay metered) electric, so up to a grand a month you will have no problems round there finding a full flat.
Parking- erm....this is the fly in the ointment. 99% of islington is resident permit only, and driveways/parking spots are more scarce. I never had a problem finding a spot in the residents bays personally. Garages round there are not cheap to rent!!!!
Not long walking time to where you want either and angel is zone 1 tube
try clerkenwell or hoxton too- although the same problems as above will apply.

Limehouse is lovely, on the river, big marina, lots of parking, £800 - £1000 a month, you can get the DLR two stops to bank (through the nasty area) and then walk from bank.

If i remember correctly, mine was £95 per year- but my zone was huge and you can park anywhere within your zone.
Crime- same as anywhere in London i guess. Its proximity to kings cross can be a bit off putting to some, but i never felt any more unsafe than any other part of london there.

My current rent is 750pcm, and the idea is that I take the 250 quid I spend a month on the train ticket and put it towards the rent and move closer to work. This will hopefully work better still when my wife starts studying again and I don't have to shell out for two train tickets a month.
That means that in order to stay on the same "spending money", I don't want to go above 1000pcm, including commuting costs.
However, I may go the 'bus-route' instead, as that is considerably cheaper than the tube, and it's also "nicer" IMO (if you don't like black nostrils )
Then obviously the area widens, and maybe I could take a bus from Limehouse, as the location is good otherwise and by your description it sounds like a cracking place too

I live in Marylebone, which is baout a 5 - 10 minute walk to Bond St and 25-30 to Holborn. You'd be surprised what you can get, if you look in the right places, a 1000pcm is not a small amount for a one bed flat. Residents parking is good, usually good spaces and only £100 a year, and you get the congestion charge for 50 pence per day.
The areas I would suggest you look in are the mansion blocks around Baker St, they are big properties with usually good levels of competition. NW1 around Baker St is cheaper than W1 (south of Marylbone Rd) but I would be surprised if you couldn't find a reasonable size one bed flat in that area for 1000pcm.
Fitzrovia is the area north of Oxford St and West of Tottenham Court Road. You will definetly be able to get a one bed there for 1000pcm, and that is only five to ten minutes walk to Holborn. There are lots of student area around there (Gower St is the UCL campus) so lots to see and prices should be marginally cheaper towards the summer.....
I'm not a fan of the areas to the east of Holborn. Very quiet at weekends and not particularly great if you're girlfriend comes home late.....
If you like a place and can pay a deposit the next day and move in quickly, you can use this as a huge leverage. A flat filled with a discount is making more money than an empty flat.....

Also, don't forget council tax.... City Of Westminster (W1, SW1, bits of NW1 and the WC's) has one of the cheapest rates in the country, with some of the most expensive properties (lots of policiticians live or own houses near me - Blairs new house is two hundred yards from mine) whereas Tower Hamlets (east from Wapping) is quite is expensive, as are all other London boroughs.....so a grand total of outgoings can often be less living in a more expensive area......
