Property access
The boundary between our house and that of our neighbours is made by the north wall of our house. We need to get at the outside of this wall on rare occasions for maintenance (painting etc).
The only way to get to this is by going into the neighbour's garden. If we fell out with them (or new ones moved in, as has happened) could they refuse us access?
On our deeds it says that access is required, but I do not know if it is a legal obligation on their part.
Hopefully we will stay good friends

They can't refuse you access, couple of ladys on Grand Designs had a similar situation, they upset their neighbours if I remember for other reasons(drains) They still could get access, but the process took longer best stay friends it saves a lot of problems.

He seems to be constantly drinking beer, so yes that will probably work on him
Not sure about his wife though, it may take some special measures

we have a similar thing with a garden wall in as much as it blew down in the storms.
new one goes up thanks to the pru and we paint our side.
new neighbour looks at his side all indignant so I offered him a loan of my brush.
I could see the cogs turning,lol
to top it off when I said my good-byes I reminded him its rude to return a dirty brush.

Yes, they have to give you access - but you have to ensure that any damage or mess you cause is rectified (you must leave their property in the same state you found it)
we had this with our neighbour but it was him needing access - made a right mess of our back garden we had to go round & tell him to sort it out although we still weren't too chuffed with the result

our fence blew down...
the next door neighbour came round and asked if he could come onto our property to replace it..
ermmm yes of course..
the other fences are all owned by the other neighbours...
have we got a good deal here??
