David Wilson Homes begging buyers to buy!
A new small estate about 2 miles from me is being built by David Wilson homes.
About 8 months ago they were being very bullish and saying that prices haven't been set yet (as they are still rising) and they will sell off the drawing board.
How things have changed! They are advertising on the radio - we will pay stamp duty, deposit, carpets, curtains, landscape gardens, knock £10,000 OFF, kiss your feet and plead for your money!
No-one is buying!!
I suppose we will get a muppet saying, "Derrrrr, its not happening!"

Pete, I am beginning to suspect that what you are creating infront of our very eyes with all this propaganda and panic engineering is what's called a "self-fulfilling prophecy"!

If a builder is panic selling we had better brace ourselves for a thumping big drop in the overpriced market.

I did hear this on the radio this am, & put it down to the general market depression compouded when you take into account the "Tadley" factor. I refer the elderly gentlemen to the reponse I gave to his other sensationalist thread only days ago.......
"No issues with Reading, (& particularly sunny West Berks ), but Tadley the "quiet backwater Hampshire hamlet"...........not a good sign when the pikeys move out of Tadley to Pangbourne, because it's got too rough !"

The way I interpreted the advert was that it was £10k off which consisted of stamp, legal fees, carpets etc not that it was all this +£10k cash off. If this is the case then not much different from usual new house deals - esp IIRC they are 4 beds so probably around £300k anyway.
And no you wouldnt get me buying in Tadley - its like the Springfield of the UK. I remember looking for houses there and drove past AWE - enquired at estate agents as to what it was - Atomic Weapons Establishment "we all glow green around here hahahaha" - last house we looked at there

mmm - pete - ya feking twit - builders have been doing this for years - they overprice the house by 15k, then throw in 10k of goodies - I bet you pay list price for cars and think you got a bargin when you get mudflaps thrown in

and besides, it's coming to the end of the building season where loads of builders offer good deals. I got £12k knocked off my house 5 years ago at this time of year and I beleive there's been a slight rise in prices since then...

People are waking up to the fact that modern houses are built of cardboard. They may look all nice and shiny but they don't last, plus you can hear someone take a **** in the upstairs bathroom while you watch TV in the lounge.
Wimpey, David Wilson, Beazer etc etc. All cardboard lego houses, cramped and cheap. Establised houses can be had for equal and less than money and are a damnsight better.

If anyone wants to show me where these "Cheap" houses are then i will buy one.

They're prolly not gonna reach they're targets they set at the beginning of the year and are trying to push the sales thru.
Taylor Woodrow are struggling to meet their targets as well (although they were set unrealistically high in the first place as they took over Wilson Connolly)

I'm with you Mr Lewis. I'm hoping for the biggest house crash in history then I'm selling and moving to a somewhat larger property.

All housebuilders do this with the real sh1tter of the plots that they can't shift cos they are overlooked by every other house in the development, have kinked walls, are right next to the 'social housing' etc etc.
You will probably hear in the adverts that they state 'on selected plots only'
Also have you checked when David Wilson's financial year ends? Suspect it will be end of this month.

Anyways, we took it off the market 6 months back and have had 2 offers since then, and its not on the market any more!!

Pete, which area of the housing market do you work in?
Most new homes builders will give a big discount if:
a) It's close to one of their year ends.
b) You ask them!
It's been that way for years and probably always will be. They're not homes to a development company, just units on a balance sheet and at the end of the day they have to show the shareholders and banks that the units are selling.
