For once in my life my extreme laziness has paid off!! Been meaning for a few months now to get my mortgage transfered to another company with a lower initial fixed rate.

Very glad I haven't yet as I would be well peed off. This happened last time when we first bought a few years ago. Fixed the rate at 5.99% and the rate went down nearly 2% before the fixed year was over.

Think I might wait a few more months yet to see what happens. I honestly though it would never go below 4% (hence why I wanted to get it fixed) but now I honestly believe it can go lower (Japan and America anyone)

My friend who wants to buy a house but has been put off because he is convinced prices are about to crash is going to be upset by this!

JD - go for a tracker discount rate. Rates will probably not go up for at least a year, or if they do, they won't go up by the 2% discount you should be able to get

Woolwich have a couple of really good deals on at the minute. Also, Abbey National and Alliance and Leicester and Lambeth Building Society. Woolwich is offering 2.25% Discount for 2 years through some intermediaries. That should make it 3.45% from tomorrow

I'm currently being offered 0.09% above B.of E. base, tracked for 2 yrs. so that's 3.84%, no fees. That's via Nationwide as an existing customer.
