Default Flat roof? anyone had one done recently?

Looking at getting a flat roof done asap and had my first quote today £3.5k seems a lot to me its in GRP, anyone had one done recently felt/rubber/grp, what should I be using? looking for approximate cost per metre. The GRP man seems to think that the grantees given by the rubber roofers do not cover joins and seems which makes them pretty worthless

The GRP man would say that though wouldn't he ? Of course membrane roof joints are covered by the guarantee.
Shop around local roofing contractors & ask for their advice. Get them to survey the job & provide a written quotation with recommendations.

I did mine myself on an extension part of the house .The company who supply the rubber will do it to what ever size you want,they do all the joints if its bigger than the standard roll size,so it basically comes as one piece,delivered .Its not that difficult to do and it is supposed to have a lifespan of about 30 yrs or so .You get all the trims etc as well for fixing it down, and the glue .

For £3.5k you could probably change it to a pitched roof and tile it!

no chance, planning would not allow that and its too big for a pitch

SS, is the flat roof for a part of your house or an outbuilding?

Just dug out the receipt .It was from a company called Permaroof of Derbyshire .

The kit I bought cost less than £300 quid .The size roughly is 3.5 m X4.5 metres .Obviously you may need to replace the timber underneath .

You get instructions with it as well in the kit .

We had ours done by a local man and his son. They did a excellent job,having to replace a fair bit of the wood and used that "torch on" covering. Its a fairly large area and they charged less than £2K. We have had no troubles since after about 3 years.

just had a rubberish roof done on a flat ext at work. very nice.

3.5 k is steep though.

Dont flat roofs get you under the 2.5m height restriction. Over that you need PP, under that you dont.

Anything from 50 per m2 for cold roof..

And upto about 100 for a warm roof is the going rate....

including or plus vat? the joists are in position and first layer of ply is on, it needs the 100mm cellotex and another layer of ply going on top then the roofing layer.

You can buy TR31 which has 6mm ply allready on it....also some insulation does not need ply depending on choice of covering......+ vat if I was doing it....you may find someone who is under vat threshold I suppose....

Epdm rubber is the best bet but it needs to be installed by a competant fitter.....this applies to all roof coverings though....I would personally avoid grp fibre glass systems...

I have not been able to find anyone that specialises in EPDM in kent, I can see it looks good for standard square roofs but mine is a large rectangle with a smaller rectangle joined to it, also has several large Velux windows so I can only imagine there are going to be joins all over the place which worries me that it will be leaking because its quite complex (in my eyes).

Sealoflex is a rubber liquid system which is ideal for complicated roofs.....can be done in epdm but to make it look good needs expertise....the joins if done to spec will not cause a problem....saying that sealoflex is good but not as cost effective.....and again needs to be footed by a competant roofer....can price it for you if you want....

well the hunt for my flat roof continues.... I just has another quote, £5k inclusive of VAT! I can see why some people in the building trade can not get work when they are quoting crazy prices like this, I contacted the distrubutor of one of the products I have been quoetd on under my company name and the cost of materials is less than £800, so just over 3200 for a days work less costs and expenses does not seem bad... torch on here i come!

Torch on felt is not for beginners....

Plus some are better than others..

And stone chippings are old hat.....lol...you would be better sorting a decent vented base layer....this is key to a long lasting torch on roof.
