Cost of a single story garage
How much, ballpark figures, would it cost to build a single garage with a pitched roof joined on to a house. An existing small garage would need to be demolished.

We got a double garage with pitched roof, joined to the house, built about 10 years ago. Cost us 10k. That was about a grand dearer because of the fact the foundations had to be steel rodded (whatever that means) to the base of the house because of us living so close to the river.
That included all internal electrics and double electric door.
I remember the quotes varied between 8k and 16k. How the hell there was such a difference I will never know

will depend on how deep the foundations are what type of brick/stone your house is built out off weather you want a single skin or double skin and what roof tiles/slate you want where abouts in cheshire are you

I am looking at getting a garage built as well, from what I can gather you need to dig a hole pour some concrete lay some bricks and get a chippie to build the roof, whether you felt it or tile it seems to make the biggest difference in cost. You can also get people to make the doors custom to your own garage if they are not a standard size.
How this could ever cost over 10k is beyone me.

Yes, but how on earth could somebody build it for £2k???? With proper foundations, some electrics, pitched tiled roof, brickwork etc etc. I can't see how it can be done for £2k

My single (slightly larger than standard) garage, separate from the house (so 4 walls rather than 3) cost circa £9k including foundations. The area it was built was formally part of our garden and also had to be levelled.

£160 to hire a digger for the day to dig a hole plus £100 to pay a hole digger, about three days for a brickie at 140 per day 2 hole diggers to lay the concrete, and level it at £ 100 per day £500 for a door and I would guess at 1k max for a felt roof. So its bout £2380 plus bricks and concrete. Add a bit for a bit of electric and you are there. This is based on organising it yourself though. I expect mine to cost less than this as I am owed a few favours and some of the work will be done for free.

There are a few costs people are forgetting about, scaffolding/platforms, demolishing old garage and as mentioned what type of ground it is plus removing garage and spoil from site.
Just ring a few builders/construction companys and get some quotes and i do mean a few. There could be anything running through your garden ie Electric/gas/water, and if you hit any of these and don't have any comeback ££££'s.
Its worth getting it properly designed too, shouldn't cost too much at that size.

you can do alot of work yourself, digging founds is one, i used to dig them for house extensions, took about a week just me or 2-3 days with a labour, just be your planning permsion guys best friend, you can rod the founds your self then just get a concrete firm to come and theres a weeks work done by your self FREE, saves aload
