Does anyone have an electronic copy of a tenancy agreement?
As title, I lost mine when my last hard drive died on me
Got a tenant going into a house on friday and need to sort one.
Does anyone have a template or one that I can edit, word etc?

Proper Tenant vetting cuts down the risks enormously.
Do you not carry out regular inspections?
Its essential to do regular inspections, it keeps the tenants aware that you are watching them as well as keeping you informed. Its easy to tell the dodgy tenants way before the end of the agreement.
Not had any real problems in all the years been doing it.
Maybe its luck, or maybe its careful selection of tenants and proper management of the properties. We don't let a agency any where near, they are a waste of space and do nothing of any real worthwhile use.
2 months rent in advance, then the next months rent do 1 month after moving in. You arenever less than a months rent in advance. Beter the money in your bank than a deposit scheme.
And I'v not heard 1 positive about the scheme, even when landlords end up with a trashed property, its very very hard to get your hands on the deposit. Takes months of legal wranglings.
I know what works for us, and its not the deposit scheme!
