Has anyone got a rental property inventory template
Going to be renting out a flat in the next couple of weeks, and don't want to pay the ridiculous amount the letting agent has quoted. has anyone got an example one handy they could email to me please. Or a good link to where I can download one from.
Any other tips on doing an inventory would be great as well.

TBH we had the one from Your Move. It is just a table with the rooms at the top and items/condition listed underneath i.e.
Living Room
3 piece sofa set, purple
No marks or stains
Curtains, purple, as new
etc etc for each room. knock one up in Word in no time
5t.

i have one, but it's in essex and i'm a long way from there at the moment!
as others have said, put the list together yourself and make sure you note the condition of each item. don't overlook things fitted to the walls though - shelves get knocked; toilet roll holders, curtain rails, venetian blinds do break etc etc
make sure you take loads of detailed photos, with or without the tenant knowing (up to you). If you store them digitally, it;s easy enough to copy them to your tenant though, just for the avoidance of any "it was like that before arguments" at the end of the tenancy

ok. it was one small bag from a tea chest given to my dad by one of our investors. he drinks loads of chinese tea and thought he'd never get through the amount he was given, so i have quite a few. they do last a long time as i'm sure you know, but bear in mind i'm here again in dec and jan if you want some more

hope not - but i've stayed in tonight, just in case
a solicitor i used to deal with and her husband (both punjabi seikh) always go out for fish and chips on fri night and used to say they were "going out for an english"
