Not true.
You can only avoid a HIP if you sell the property with no form of advertising whatsoever. So if you sell it to your mum or a close friend that is fine, but if you put a for sale sign up,advertise on a website or in the classifieds of your local rag you WILL need a HIP still. Sorry.

Well, I don't profess to be an expert ...... so, will bend to the truth.
I did read, however, that privately sold houses are omitted - what about advertising at work I wonder? There are 6,000 people at my place of work and it's climbing!

You've answered your own question, that's "advertising"

You don't need HIP for;
-Properties where there is no marketing (e.g. sale to member of your family)
-Non-residential properties
-Seasonal and holiday accommodation
-Mixed sales (e.g. shop with flat)
-Right to buy and similar sales
-Sales of portfolios of properties
-Properties not being sold with completely vacant possession (i.e. tenanted)
-Unsafe properties and properties to be demolished.
-Properties already on the market when the duty to have a Pack arises (1 August for sales of homes with 4 bedrooms or more, and 10 September for sales of homes with 3 bedrooms or more)
-New homes built under Part L of the Building Regulations 2006 (these will be brought in by a separate commencement order in due course)

If the buyer wants a HIP so badly then they can pay for it and it will be done - sorted. But most buyers don't give a toss about them, interesting info. but not trusted.
