Landlord query ?
Can someone tell me the rules so to speak with regards to the landlord wanting to inspect the property.
I recieved a letter this morning basically telling me that the landlord will be visiting on Saturday (this saturday) and to make myself available.
Am I right in thinking that if he wants to inspect the property that it has to be an agreed date and that he cannot tell me to make myself available?
I was also told this evening that it should be at least 7 days notice? again I am unsure of this.
Can anyone help?

Check your lease, but as a landlord the lease that my agent issues states that tenant is obliged to "permit the Landlord or his agent or others, after giving 24 hours written Notice and at reasonable hours of the day, to enter the Property"
The tenant is not obliged to be there, but you may chose to be.
As a landlord, I usually call to agree a convenient date/time then confirm in writing. However, your landlord may have a rake of properties and this may not be practical for him or his agent.
Suggest you check the lease, but I would suspect that he is entitled to enter property on Saturday.

I think you'll find he's well within his rights unfortunatly mate. I'm a landlord aswell and i only have to give 24hrs notice if i wanted to go and inspect the property. I wouldn't do this unless i had to but normally i just arrange something convinient with the tenants

Unless it's particularly inconvenient for you, I'd suggest not to get too worked up/annoyed about the circumstances. As has been said, there may be a perfectly reasonable explanation for the short-ish notice given.
I'd suggest talking to your landlord when he arrives and asking if it would be possible in future to provide more notice to you if possible. Explain that you'd like to be there if possible in case there's anything he needs to discuss with you and that it was a bit of a struggle to rearrange a few things that you had planned.
Offer that another particular day of the week is more convenient for you and so that if it wouldn't disadvantage him could he aim to visit on that day for future inspections...
