How do i find out who owns land ?
There is an area of land near me that recently was given planning permission to build houses & flats on

Go to land registry website and you pay £4 to find out who owns it.

What difference does it make who owns the land?
The link you posted states "51 family homes and modern, design-led apartments" and also shows a plan of the proposed scheme. It looks like this is a typical layout. Banks will develop the site and then sell it to one or several housing developers who will then undertake the construction. As the site is fairly small it will probably be a single housing contractor. Each contractor will have his own ideas on how to layout and develop the site, and each builds houses that look different to their competitor's. It is only when the developed plot has been sold that you will find out what the finished estate will look like.

I also might be interested in the houses if they meet my criteria hence the reason why i asked.
Spoke to a contact that works for Banks, he is going to ask & get back to me.

well owing to my great detective skills, i have found out who the builder is & .....................
Today i reserved a plot. Plot 43 Chesham. Its 3 storeys with a garden room.
It is classed as a 5 bedroom with home office & garden room, but i am going to use the 5th bedroom as a Home Cinema & the office will be used a den for the boys.
The property will be built this time next year

NRev - No price as yet, i done something called early bird. Price should be close to 250K same house at the developers other site is 260k but this one should be slightly cheaper owing to location as the other one is closer to edinburgh, mines is out in the sticks so to speak.
