Pain in derrier tenants
I own a property which I let out. The tenants moved in before all the work was completed so I gave them 2 weeks free rent, which obviously they were happy with. In the meantime I have slowly been getting round to finishing off the jobs. Recently tenants decided to apply for a council house and to get more 'points' they said their house was in a state of disrepair. So council man went out to visit and then sent me a letter quoting House Act 1985 and various other such Act's stating that I need to ring him to arrange how long it will take to get all this work done. The work he listed included applying skirting boards to the utility room, and lining out the existing loft hatch and affix architrave around the opening. There are a number of other jobs which he listed which I agree need sorting and I will get done over the next few weeks. He has given me 6 weeks to sort all this out, fair enough, but how can having no skirting boards affect the conditions of anyones life or affixing architrave either. I've checked the housing act, firstly he should have done the visit with my knowledge and consent, secondly there is no mention that skirting boards have to fixed. Can I argue the point with him on this? If house was in such a bad state tenant should have complained to me first. It's not, it's a lovely house it's just she wants to move up the ladder to get higher up on the council house waiting list.

Her lease is up in Feb, so I'll kick her out then. Not standing for this messing around. I'm too good to kick her out now just before christmas. Besides, she'll be the one to move all her clobber out of the room to make way for stupid skirting boards. If she says she doesn't want to move everything then I don't have to put them up until she moves out.

we have a standard lease we give to our tenants with a 3 month get notice clause , touch wood we've never had to use it , does sound like you hve a right one on your hands mate !
