Any ideas what the market value of a 9 acre field in Berks is ?

As a rule flat, well drained agricultural land should get between 3 - 5 thousand an acre.

Obviously if it has any future development potential (resi or commercial) the value could rocket.

Is the £3-£5k based buying a farmable farm (250 acres+) or buying piecemeal ?
I think that a smaller plot would carry a greater value as the number of people interested is likely to be far greater than an entire farm. (Equestrian use, general arsing around & therefore opens it up to a far greater audience to buy. This should drive the price in excess of agricultural use on agricultural land, plus a premium for development potential etc.)

be surprsied if you could but 9 acres of anything for 9 X £3k in Berkshire! Development potential of not.
