Where are you earning 12.1% on your cash to stay ahead of the house price inflation?
Since this thread for every £100k cash you hold you have lost £4000 compared to if you had bought a house, and so it will continue.

Just because they are still rising elsewhere gives the 12% ...... remember that ALSO includes the increases from February 2004 to my post in September 2004!! You can only gloat when the records are in for September 2004 12 months ............... then I predict, house prices will be falling!!

So if you can't foresee an upturn you will never buy By September you will have lost another 2% on your cash. It will take a while to claw that back.
If TB abolishes stamp duty for first time buyers he will be propping up house prices, preventing your predictions from being realised. Phone him quick

I'm not particularly waiting for them to drop, I just can't find a house I like in my budget. In the meantime, we'll stay in the one we are in.

Hardly ............ theres a 33% correction coming ..
So, not only have I gained 3% just there, I have earned money on my money on the upturn on my stocks and shares ...... about 18% at the minute
I never chase silly money .... and silly money was going into a rising property market (the clever money got out 12 months ago and went into shares)
