Hello,

If there are any landlords out there, do your fully furnished properties include a TV?

I've only done unfurnished before but I am about to do a fully furnished one and just wondered if I should stick a spare TV in there or am I asking for that to be swiped?

I wouldnt - re electrical goods doesnt furnished mean just white goods?

aren't you liable if they are faulty and kill/injure someone too ?

furnished would not normally include a tv.

how does the tv liscence situation work in those circumstances?

You'd have to get it electrically tested, every 2 years I think???

A caution for Landlords
If you provide a television in your rental property for use by your tenant/s, you are responsible for ensuring that there is a licence. If the lease makes it clear that the tenant/s are responsible for the TV Licence, it will reduce the risk of prosecution, but ultimately both you and the tenant/s are open to such action.

There is no stipulation yet for Electrical testing although some agencies require it.

This will change though as the government are keen to impose such regulations like the landlords yearly gas check.

In my old student house i furnished each bedroom with a bed and wardrobe.
the sitting room had an old 3 piece suite and if i remember right i got an old twin tub and a large fridge/freezer and a small fridge (because there were 7 bedrooms).
Oh and a cooker.
I put in a telly purely because i had an old one of mine going spare

got some out of the paper and some from second hand shops.

I think that qualified as fully furnished but i am not sure of the definition your freindly local letting agent might be able to help.

I think this doesnt include student accomodation etc???If you rent to a college etc then certificates are required.

tv licence is the responsibility of the tenant

I want to put the minimum in there really so it looks like no TV and no other electrical goods.

A wise move is to put a stipulation in the contrace that if the tv goes wrong you wont replace it or will replace if if possible etc.
