I have friends that have a house that they let out, they've only had three tenants, two were trouble, the one in there now is a copper! he should be ok!
And people ask why we don't let out the house that we've got sat empty!

If that flat in Manchester had have been mine I'd have smashed the door in, dragged her out and sold off all her gear after the 1st month of non-payment.

We've all had this discussion on here before, but the law protects the tenant too much IMHO.
If the tenant is clued up, like some of these were, they have you over a barrel if you evict them forcibly without going down the legal route. If you evict them forcibly, and they complain, the landlord get locked up for up to 1 year. Dunno if it has ever happened mind.
Some people are too soft though. You can do a lot of threatning stuff if you are careful about it (and judge the tenant at same time to gauge how clued up he is).

Agreed, way too soft.
Once things go too far, give 'em a weeks notice. If not gone by the day after the deadline, call round with a few of your burly "public relations advisers" at 4am. Argue the toss later, a fine from the magistrates will ALWAYS be cheaper.

Yes, I'd like to see data on how many landlords are convicted with a fine/penal term.
Prob not very many, and if they are, how many were just Joe Public letting out 1 or 2 properties?
Next time I have a problem tenant, I'll be more harsh. Took 3 weeks last time and ended up £400 up (yeah, wierd!) out of it.

Whe they sign the contract Take their photograph. Tell them if things go wrong... The Pic along with £500.00 will be given to a certain person.

My GF owned a house that she bought when at Uni. Once she graduated we bought somewhere and she rented it out to students.
Instead of her being the 'face' they saw when it was let and they moved in, they saw my friend, David (6' 5" & 18st) and me (a mere 6'1 and 15+st).
Never a moment's pain or late rent was had.
