You can vet your tenants as much as you like, but it won't stop you getting a problem tenant sometimes....
When it works well, it's great. When it goes wrong, it's a pain the a$$.

sod your agent, advertise in the local rag and meet the would be tennants yourself, that way you save on the commision and you only let to persons you are happy with, and of course you will need to draw up a contract/agreement, do a search on the web and you could probably find one

We advertise our flat ourselves at the hospitals in Edinburgh as the wife works there....
However, do get the tenants into the solicitors office to sign the lease to make them understand how important it is what they are signing. The solicitor will charge a nominal fee for doing this, but much less than the 10-15% a letting agency will charge every month.......or for a finders fee.
