Done a bit of research for a purchase only, of £170K. Estimates are for all costs - stamp duty, searches etc etc
There's the real online ones:

http://www.easyconveyancing.co.uk - £2427
http://www.easier2move.co.uk/index.asp?ad=espot - £2546
Then there's the ones pushed by the Estate Agents:
http://www.cwpl.com - £2802
http://www.conveyancingdirect.co.uk - £2409
http://www.fennemores.co.uk/homes/ - £2819
http://www.pictons.com - £2592
http://www.shoosmiths.co.uk - £2594
Then there's the High Street local solicitors
£????
Pro's, con's, must do's, must not do's ???
Anyone here a conveyancing solicitor? Scoobynet discount anyone
TIA
Martin

Having just sold another of my houses, I forgot the adge old saying of location location location does also aply when apointing the conveyancers and went with the cheapest company in yellow pages, WRONG!
Dont be suckered in because if things get delayed there is nothing like being able to walk into an office and shout at someone in person for them not pulling there finger out.

Thanks for the offers Tony and Brandon, but I have taken goodnight's () point to heart and increased my confort factor by instructing someone local who I can go and kick if it starts getting too slow or pear-shaped (not that I expect any problems at all)
Best regards

Agree that your best bet is a local firm to you, don't touch places like Countrywide Property Lawyers, nightmare to deal with.
Can't do a scoobynet discount, not my firm
I'd budget around £650-750 plus VAT for actual solicitors costs then add your disbursements (stamp duty, registration fee, local search, etc). Anything cheaper will be a bonus but you pay peanuts..............
Don't forget to ask if there will be an additional charge for acting on behalf of mortgagee, I normally charge £95-125 plus VAT depending on how complex the offer is.
Cheers

Now you've got me worried
I'm signed up with a (very) local 'property lawyer' firm - just 2 brothers who spend all their time conveyancing, been in the local high street for donkey's etc etc
£350 + VAT + disbursements
I'll let you know what happens
