House extension what do the cost?

Question

Does anyone have experience of adding an extension to their homes? I am thinking of adding a single storey brick built extension with pitched roof and wandered what the approx cost per square foot is including electrics etc.

You don't say where you're from, but my recent estimate for an extension was based on £70 per square foot for a house extension and £40 per square foot for a garage, as a rough guide. The builder I chose is doing the garage for less than £30 per square foot.

Hi Brendan

Just been through this and Brian's about spot on. We're in Northants and the price guide given to us by the builder is anywhere between £450 - £550 per sq/M depending on the specification of the final job. We were going to go for a single storey but ended up doing upstairs as well because most of the cost is contained in doing foundations and the roof i.e. a 2 storey extension won't cost twice as much as a single storey one.

We went through quite a learning curve. Mail me off-line if you want and I'll give you a couple of pointers.

I deal with this sort of thing everyday m8 (architectural technologist ) and around 450-500 pounds per sq. metre is a safe bet (in my area anyway.....obviously varies on location).

DBA,

Architects can charge you 5k alone.....if thats for a two storey domestic house extension thats a lot of money wherever you live .......costs even less if you have a m8 who can do the drawings outside of work hours

Don't forget the planning and Building regulations fees as well.

Its an interesting point with extending versus moving, for example does a well designed/planned 20K extension add 20K to the property's value? and perhaps a loft conversion would be better as less garden is used.
