Default ABS, Hill Assist & Traction control lights on

Hi all,
I'm looking to buy a MY2013 Gen 4 Forester here in South Africa.
The car is immaculate except for ABS, Hill Assist and Traction Control lights on.
The non-subaru garage hasn't had diagnostics done but is offering almost £1000 off the car if I take it as-is.

Any ideas what it could be? It hasn't appeared in any forums here or elsewhere, only combinations of 2 out of 3 lights.

I'm thinking an ABS sensor or something? There's a SB (06-46-14R) for the Brake Light Switch Adjustment on this era of cars but it should only be ABS and Traction Lights on - the bulletin doesn't mention Hill Assist although to me, the system would also be in fault.

It'll not be much at worst a tone ring on the rear. Get the codes read.
