Let in Cardiff, use a tenant finding service then sort everything myself.
Don't forget to use the DPS as well as a lot of people don't

Advert in the local paper.
Alternatively, contact the local Uni/NUS. They might well provide a list of registered landlords/propertities to the students and do the work for you.
As above, don't forget to protect the deposit and make sure you ahve all the right certificates in place.

Yes, a agency will vet the tenents ad addi says but if they don't pay all they'll say is "they checked out so tough". for this you are going to pay them a big slice of your rental income when they are paying so why would you? You may as well flush the cash down the bog.
Get a decent contract written up or get one through landlordzone and reuse time and time again. That's all the agency does, they will just charge you £100 for doing it.

Agh cool, was curious to see what others do I have a 16 bed and a few 3/4 bed town houses. Currently manage them myself which is an ball bust!
I always buy properties where I can get a 12-15% return as opposed to 10%. Anyone do better than 15% if so whats your trick?

My parents used to have a couple of flats they used to rent to students, and used to do it through the collage, they stopped renting to students as it was a pain in the ****, they used rec them.
