Default CGT on property sale - part business use

When you sell a property which is mainly residential but part business use (attracting rental income), what proportion of the uplift in value is liable for CGT?

Floor or land area ratios? (complicated by different spec of building/land)
Rental income?
Surveyor opinion (whose surveyor, yours or the Inland Revenue?)
