Building regs/Planning permission ????

Default Building regs/Planning permission ????

If i have a garage attatched to my house and i want to incorporate the use of it into another room(kitchen),instead of being a garage do i need planning permission ??

Or does the work just need to be to building regs ?

As it stands the garage is stone sided but has a felt roof and just an earth floor...

Oh... I do live in a conservation area too..

Any help or advice much appreciated.

you will need to speak to building control who will overview the project from start to finish, they will tell you exactly what sort of insulation ect must be used and how to go about it, i deal with building control most weeks and find them to be a great help, follow there advice to the letter and you will be fine, cut corners and you will be in trouble,.

Hmm...

Will there be any special regs because it is becoming a kitchen instead of just a "room" ???

You will need building regs, make sure you apply for them as if you just do the kitchen with no building regs it will make it hard for you to sell the property when you decide to.

yes there are plenty of regs regarding 240 outlets/ placement ect,. advice is free so call them m8

That's a good point, actually
Bloke on our farm turned a tack room into a little house. It's a hideous leantoo type thing. He got someone to move in (honest), they have been there for ages and the Council know about it and have done nothing.
I think he has been slapped with a rates bill so it looks like he has been allowed to get away with it. Wonder if I should turn my double garage into a flat

Doubt you need planning permission but phone and ask.

You will need building regulations consent to convert it to habitable space, be it a room or a kitchen.

If you start punching holes in the wall for new windows etc it 'may' become a planning issue especially because you are in a conservation area.

Deffo best to phone and check though.
