first guy £70,000 can sell by 7pm
next guy 78,000 with 8k primium

We purchased at 75000 & £7000 premium 4yrs ago and would like to brake even - well we need to for our next house.

Asking price and actual sold prices are usually two completely different figures.
I always use nethouseprices.co.uk to see (if available) the previous sale price if I'm looking to make an offer.......

back i the day if you put a new kitchen in to sell the house you could add a premium for the kitchen - say £3k.

Over the years people would put premiums on for not doing anything at all. We purchased our house asking what work the 7k was for - the agent replied 'nothing it just alittle something for her' fortunatly our contract means we can add it to our property but in all honesty we have spent about 15k on this house so the new buyer will see where the premium went.
* You can't add premiums on new builds! anymore*
