Any experts on 'permitted development rules' on here?
Hi
Under the permitted development rules introduced in 2008 it states that one of the things not allowed under permitted dev' is 'installation or alteration to soil and vent pipes, flues or chimnies'
Does that mean if I needed to move a soil pipe from the existing place to allow a side extension then I need planning permission?
It seems bizarre as the rules allow you to build a side extension without permission as long as its single storey and less than half the width of the existing property. Soil pipes are often found there and may well have to be moved.
You can also build a rear extension up to 3m in length without permission.
Seems weird you can do all this major stuff but then aren't allowed to move a soil pipe.
Is anybody in a position to clarify?

Just been through the joys of permitted development and what's allowed/not allowed but I'm certainly not an expert

Under new regulations that came into effect from 1 October 2008, fitting, altering or replacing an external flue, chimney, or soil and vent pipe is normally considered to be permitted development, not requiring planning consent, if the conditions outlined below are met:
•Flues are allowed if less than one metre above the highest part of the roof.
•If the building is listed or in a designated area even if you enjoy permitted development rights it is advisable to check with your local planning authority before a flue is fitted.
•In a designated area the flue should not be fitted on the principal or side elevation that fronts a highway.

If it transpires that you cant move it, then perhaps enclosing the existing installation would get you around the problem? My soil pipe / stench pipe is on the inside.

Just about to do the same on our "permitted development" extension. The soil pipe will be moving from the back of the house to the side.
The plans were ran past the council and given the thumbs up.

Different topic I know, but I heard this morning that Clarkson has been forbidden PP to keep an English Electric Lightning in his garden. He even said that it could be used as a leaf blower if he started it up!

Sorry I must have misread or perhaps they have been revised at some point and I've been looking at the original draft.
So altering a soil pipe under permitted planning is fine. Which makes sense considering what else is allowed.
SJ Skyline are you doing a rear or side extension?
Coffin, did you get a 'certificate of lawfulness'?

I think it does offer some protection from them deciding later that they don't like something. It also makes it far easier if you were to sell the house.iirc it cost circa £150
