Question Question for Estate Agents

In Estate Agents speak what is difference between Semi Furnished and Furnished please?

Context - renting a flat.

Not an EA, but I believe fully furnished means you can move right in live, you need to bring nothing with you.

Semi would be major items like, bed, sofa etc, but not cutlery, bedding etc.

Part Furnished I think you mean, as FM says usually major fixed furnishing available such as a bed(without bedding), sofa, white goods.

I believe semi furnished can mean anything, i.e - maybe bed maybe not, maybe sofa maybe not. I would say that all white goods would be included if this was said. Ask the agents to email an itinary as they should have had one for the last tenants or will need one for any new tenants. This should have a run down of exactly whats whta.

I have rented hundreds of flats, only one or two had cutlery, which was removed upon request anyway.

I would say fully furnished would include all white goods and soft furnishings, semi would be white goods only.

OK - thanks for that. About what I had concluded. I will try and get hold of Agent (again!) and ask directly but I know an inventory has not been prepared yet. The flat does seem to have most things but we will need to check the details. David

If you're concerned about it get written confirmation (i.e. an inventory) about what stays before signing the rental agreement.

Even the unfurnished places I've rented in the past have varying degrees of stuff, i.e. one flat had a cooker and a fridge, and one only had a cooker. Meant a quick trip to Apollo2000 the evening I moved in to get a fridge so we could get our beers cold

Most annoying was a flat that had a bath with shower over, basic mixer tap job, hot water from the combi boiler. The mixer was fecked and would only fill the bath Went to the agents a few days later to ask to get it fixed: "Another tenant had the shower fitted sir, not the landlords problem", "well no one told me it didn't have a shower when I looked round it, you'd better get it fixed otherwise I'll be cancelling the agreement due to breach of contract". New shower was fitted a week later
