Estate Agent Fees??
What's the going rate in today's terrible climate?
Looking to move shortly - terrible time, but bought this when cheap and the area we're looking at has plummeted.
Been quoted 1.5% +vat as a starting figure, but I'm not accepting that.

depends what's included - 1% (often plus brochure and advertising costs) - 1.5% is pretty normal. especially considering they're getting less now the market's dropped. might be worth putting them on, say, 1% up to what they say they can get and 5% above that (i.e. enough to make it a real incentive for them to do their job properly and resist price negotiations at the end).
Good luck

If you are selling at a reasonable rate, 1% all in. If you want a 2007 price, expect to pay near 3%, because they will have to advertise it for two years. Do what Gordo says, but make sure you get the valuation before you offer the deal..... otherwise they will value it at a quid
