As a bit of an anti-dote to all the doom and gloom on here, just thought I'd share it Sale price about 6% off the peak.

Deal isn't anything like finalised then. What would your reaction be if they lowered their offer by 10 percent as a condition of exchanging?

So a more accurate title would be: "FTB wants to try and buy my flat". I'm sure it'll be fine, I believe it's only about one in three FTB sales that fall through. Godspeed!

yeah I'm going to be crapping myself every time the phone rings in case its the solicitor calling to say the deal is off!

( however mybe youve undervalued your place ..!
It was keenly priced rather than under-value I'd say. Was priced higher, but had to reduce a bit due to lack of interest.

I'd rather under-cut the market now by a couple of £k than hold out for a higher price. I'm hoping I've done it before all the other sellers catch on that there are very few buyers about.

I have just heard from the Solicitor acting for the proposed purchaser. She has confirmed that the survey valuation report is acceptable and the offer is now unconditional. I have therefore asked the property department to mark your property as under offer and I look forward to hearing from you in response to my earlier email.

You can stop gazundering buy getting your solicitor to draw up a fixed price agreement where the purchaser pays a deposit of up to 6% in return for you taking it off the market and any shananagins and they loose the deposit

Don't even think about asking for this, unless your flat is something special that can't be found for similar money. If I was buying somewhere in the same circumstances, I'd walk away on point of principle.
