Default Anyone done their own HIP?

Mother is selling a property and the estate agent wants to charge £410 (leasehold) for doing the HIP.

Whats involved and is it something that we can do ourselves and save a bob?

I just got one done by a mob called magnolia properties. I simply googled HIP and picked the cheapest. They done the HIP within the week and the charge was £225 plus vat. No hard copy, just an email report.

I had a chat with a bloke from work yesterday and he was charged £500 from his estate agent for a HIP for a bog standard semi

I think hers a bit more as its a leasehold (2nd floor flat).

Just wondered if it could be done yourself.

It shouldn't cost any more for a leasehold property. It would cost more if they included all the title information the solicitor will require, but since none of them do this, I can't see how they could justify charging more. In my experience (as a conveyancer) HIP's are a waste of time, so if it were me I'd just go with the cheapest.

Go to this website and enter your details. All the HIP providers in your area will bid against each other to win your instruction, you can then choose which you want from the cheapest to the most features. Hope that helps.

PS, never use an agent to do your HIP for you unless you are being charged a realistic price, IE under £300.

VERY IMPORTANT

Make sure the searches provided by these online companies are Local Authority Searches NOT Personal Searches.

Many solicitors (approx 65%) wont accept personal searches as the information they provide is not as comprehensive as Local Authority and they can refuse to use them as if any errors are made the blame lies with them.

It is a piece of **** to do your own. The only part you need to pay for is the EPC which costs £60 the water search costs £40 ish and the local search will cost £15 plus an afternoon to visit your local council. A copy of the lease is required and the price of this depends on who owns your lease. All you need to know is on the government website.

Actually its the lender that won't accept them. If you are paying cash for the house then its no problem
