Architects drawings and costs ??????

Question Architects drawings and costs ??????

Just looking to buy a new house and we have some ideas of putting a single one storey extension on the side - about 15ft by 10 ft with glass roof for a kitchen / dinner - guess we will have to have plans done be an architect !!

Anyone any idea how much this is likely to cost ????????

either for the achitects and or buidling ??

yes yes i know get some quotes from some builders is the obvious thing to do - once we have bought it

You only really need an architect if it is complex.
I extended my house over the single garage to make a large bedroom with ensuite, knocked the kitchen through to the existing garage to form a kitchen/diner/wc, then built a separate detached garage.

I did all the drg work on cad but I am no architect. Just a building outline would do but the downside is you then need to agree ongoing details with your builder which I was happy to do.

Architects fee could be anywhere between £500 to £1k-ish. Your glass roof may require specialist so indeed you may choose to get an architect involved.

Do a search in NSL for my House Extension Project if you want. It's probably on page 5 or 6 by now.

You also need to check the situation with regard to planning permission, having an architect (local) can be a big help as they tend to know the planners and will advise you on what is likely to get passed first time, keeping costs down. Think I paid mine about £400 to do full plans for a double brick garage and workshop as wel as submitting the plans etc for me. PP costs were on top.

As rule of thumb - allow £1k per m2 for the footprint of the extention - things like glass roofs will probably bump that figure up.

By all means draw up your own plans its not so hard, although from personal experience I know that doing themself you're never happy with it and keep thinking "what if I put that there and this here etc..." they never get finished!!

I do house plans by trade, I'm an Architectural Technician / Technologistand something simple like a single storey extension can be done no problem, you'll get exactly the same service as an Architect but save yourself about 50% of the drawing fees - an Architect will really earn his money if you're wanting him to oversee the job on site, if not then its overkill IMHO.

Doing the planning drawings yourself shouldnt be a problem, but be warned that what you envisage might be impossible to build - I occasionally have people ask me to draw up their plans for Building Regulations approval after they've drawn their own planning drawings - I wont touch those jobs with a barge pole... draw your own plans as a guideline, you may draw something completely unbuildable and the Planning dept. will still pass it, then you have to go back to them later on when its had to be changed just so it stands up.

You may need help on it as the glass roof may be impossible to get to meet building regs unless you can somehow call it a conservatory, plus check you actually need planning permission for it

Question

Thanks for all the advice -

I should have said the house is Grade II listed so i am sure we will need planninga and drawings hence the questions.

You can get round that by increasing the insulation in the walls and floors to compensate.

And listed building consent - although I think that application is free from memory but its a while since I've done one.

being a listed building may well poo-poo your glazed roof idea, any new extension has to be "in keeping" with the existing property, you'll have to replicate the existing windows / external finishes etc. Its like this for any property but they're particularly strict when it comes to listed buildings.

Ring your local planning dept and see if you can go in for an informal chat, take some photo's and rough sketches of what you want to do (try to have dimensions on them) as they won't give you an answer from just a verbal description - they wont give you a definitive yes or no but will point you in the right direction. Most of them are usually OK but every council has its fair share of little hitler's...
