Solicitor's fees for selling a house
Here we go again
Looks like I will be moving shortly and I was trying to find out a bit about conveyancing fees. I've been quoted around £420 (in VAT and disbursements). My house is worth around 220K.
This is a really straight forward (famous last words) sell - the lady (hopefully) buying my house has already sold her place to first time buyers (mortgage agreed etc) and I will be renting for the time being, so there is no chain and no work for them to do for me buying another property at the moment.
Do these fees sound about right?

Yep tell me about it - but in their defence they have been pretty good. My house only went on last Wednesday and I've had 6 people round to see it and had an offer this afternoon!

I think about the cheapest I've had was £300+VAT for a good solicitor - but it was only that cheap due to various concessionary type arrangements. Therefore £420 all in sounds good. Expect similar if/when you get to buying but with an extra £100ish for them to act on behalf of the mortgage company.
Agree that a good solicitor is well worth their money, and I definitely think my last one (who was in the Bristol area for anyone interested) was certainly very good.
Like many people, I find it a lot harder to support the estate agents who whilst they were OK never really felt like they were working for me and yet charged about 10 times as much for their job.

I had to pay a fee to a Building Society of £550 + VAT for a surveyor to come and value our property.
Took him all of 35 mins plus a 2 line report

Blimey, where do you people live.........some seriously low fees being quoted here
I don't get out of bed for less than £600 plus VAT and that don't include any disbursements whatsoever

£420 is a competitve quote. You could go to a bargain basement conveyancing company and save £100 or so but wait until you try to speak to the same person twice!

Luckyscoob - I've had plenty of people trying to justify the cost of estate agents before and I'm still unconvinced. Yes, they have to cover the costs of sales that fall through etc where they get nothing, but it'll take a lot to convince me I got any kind of good value for my £5k when I last moved when you see the size of the office manager's house, car etc.

Sounds a bit high to me on the purchase, even for sleepy backwaters around the wash - unless that includes survey etc? (not having a dig at Terrington, know it well as my mother grew up in Walpole Cross Keys. Did they ever put the letters back on the front of Terrington Service Station?
Solicitors fees £500 + Telegraphic transfer £25 + VAT £91.88 = £616.88p
Then there's the SEARCH fees- Local search fee £140,Mining £24,
Enviromental £37.60, Land registy £6, Bankruptcy £4, Land registration £220
Giving me another £431.60 add that to the above gives me £1048.48p
Guess i should of said i had added the searches on......But you do have to pay them.
(The service station STILL has a letter missing!! nothing has changed in my 30 months here )

Yeah, all those overheads like an expensive compulsory professional annual subs and continuing education obligations... oh.
