Default Holiday Home. Costa Del Sol

Hi there,

I am looking into the possibilty of buying a holiday home in the Del Sol, possibly in San Pedro.

Do any of you SN guys own one ? If do

Do you let it out when your not there ?

Can you recommend any decent estate agents ?

Any downsides to it all ?

sorry mate not a del sol fan or any other sold out sol's . Each to there own.

like they are short of unskilled labourers in spain

Its not worth the hassle STI-04, better off just renting a villa whenever you wanna go out there, unless you are looking to move there permanetly.

The Spanish market is slowing down a lot at the moment, hitting saturation point.

Be sure that whatever you buy you won't be in the situation where you need to get rid of it quickly.

It's a buyers market, put some silly offers in and you'll find someone desperate enough eventually Whatever you do make sure you get a good legal team.

Yep dont buy in Spain if you are after an investment. The new complex style developments are building more homes than there are buyers so 2nd hand properties sit on books forever unless they are very special or sold cheap.

A long term holiday/retirement home is the only reason to buy in Spain so be sure you will be OK with holidaying in the same place for years.

Yep and the government seem committed to killing the cheap flights thing so you may be better buying something over here.

Ive been to Turkey about 6 times now matey,I have looked in to buying there,at the minute,there are some real good bargains out there.
I was looking at Marmaris, for me personaly one of my favourite towns and what a night life....wow.

And the other two parties are worse but it's about time aviation paid it's fair share of carbon taxation.

Don't believe all you read in the Daily Mail My side of Malaga (opposite side to San Pedro)? Probably no different to your part of the world. It's West of Malaga that's fu**ed.

Points about prices being top whack currently are true, but that's German and UK economies having a knock on effect. Best investments are in the slightly inland villages...20 minutes inland gets you a gaff for a lot less dinero and with a lot more character and potential. East of Malaga has best overall investment potential, and good properties can still be had for £100k or less...

The reason i chose San Pedro is that its 5 minutes from Puerto Banus but without the crazy prices they are after.
As for investment purposes ....... well i have been looking for a while & i realise there are thousands of propertys on the market so whatever i buy will have to be right in the sense that if i ever do decide that i want to move over permanent then the property i choose has to be the one.

Personally, I'd go inland slightly from San Pedro to Rhonda. It's 30 minutes in but a world apart and with better prices...Beautiful place as well, and still only an hour to the airport.

The market has died on its *** there and don't believe the bull$hit the agents tell you either! We had a place in calahonda which we managed to sell and sicne the market has nose-dived. I know a guy that has 3 properties in puerto banus that have all been on the market over a year and no luck at all.

As said above don't buy for investment because whilst you will probably easily rent from malaga to estapona you wont see much growth. If you are planning to spend alot of time out there fine but otherwise tread carefully.

As for pitfalls well how long have you got?

Thanks Gary.

The plan is that within 3 years i will be spending my time 50/50 between Spain & the UK. So really its a long term plan & thats why i am looking at a house & not an apartment.

That's precisely my point. Invest East of Malaga, not West. Far prettier, far less chavs, far better investment

No, just the Malaga province. I'm in the old 'white villages' ...35 minutes along the coast (opposite direction to Marbella), then 20 mins inland. We can see the sea, don't have construction issues, and pay a lot less for the priviledge. Our house is for sale now, as we're buying literally on the sea front at Penoncillo (Torrox Costa/Nerja)...165k Euro gets you a large 400 year old house, reformed 3 beds and 2 baths, stunning views, state of the art everything but made to match the original Moorish styles and design...Seriously, this is still technically Costa Del Sol, but 'Real Spain' at the same time and a million miles from all the stereotypes...

I think the best you can do is come down and take a look by yourself... Málaga province is way big, and within 10 kms you see everything changing.

As many people have told you before, the market right now is kind of "funny". There has been problems with local goverment, problems building and some illegal houses.

But anyway, I won't tell you San Pedro is a bad place for living... as I live there . But it all depends on your budget. If you can afford 600.000€ house there are great possibilities out there. I can offer you my parents house, as they are moving to Mijas within a couple years or so

Thanks for your reply, unfortunatly 600,000 euro is over budget at the moment but thanks for the offer

I have been over a good few times this year on a mixture of business & personal & when over i have had a look at a few properties.

To be honest i am seriously going to look next year when the building work has been completed on my own house, San Pedro is still a favourite at the moment although budget will determine if i can find a decent villa for my budget, an apartment would be the worst though.

actually my parents house is not 600.000€, of course, the price is lower . In that price I meant some very nice houses around the San Pedro town...

Being you, I would not look into apartments. I think it would be much better, if your budget is not enought, to look for houses in Monda, Ojen and so, instead of an apartment near the beach.
