Property above a chip shop
Any known issues of owning a property above a chip shop.
Have been to view this property today & noticed the chip shop below, ableit it was shut.

As an aside, residential property above commercial premises used to be exempt from stamp duty. Not sure if this still applies.
It all depends on the other local amenties. If also in a trendy 'cosmopolitan' part of town minutes away from tube/train it will always rent out well to young workers who want to be in the centre of the action.
Its resale value will always have a ceiling but then you would have paid less for it in the first place. (or plaice!: )

It will really really limit the lenders you can go to that will lend on it as the chippy will massively reduce potential buyers - think of that smell for mostly all day every day

Its very close to the town centre & in a good bit.
The ceiling's are high so i am thinking along the lines of a false floor all round to eliminate any smells or noise & to cut down the fire hazard also.
Its priced well

Only you know whether it's very good value compared to a similar flat not above a chip shop. You probably will have a problem when you come to sell it in the future.
Have you looked into the likely problems of letting it out?

Letting it out shouldnt be a problem as its very close to the town centre & in a nice town.
I will get a structural survey done & take it from there.

At the moment the shop looks shut, will find out more info tomorrow, the area wouldnt suit the youths & for some reason this particular town doesnt have many of them hanging around or from what i have seen.

a larger floor/ceiling void won't make any difference in the summer when the windows are open. i often notice the extract equipment fitted to chip shops/takeways on the side of the buildings - doesn't really matter how high they terminate, you can't stop the wind blowing the smell in whatever direction it wants!
