If you rent a furnished flat, how furnished should it be?
Morning all,
Just wondered what exactly you’re supposed to put in a flat if you’re letting it furnished?
Ok, I understand you’d need the basics like beds, sofa, dining table & chairs, fridge, and cooker; but what about smaller items like kettle, toaster, plates, pots, cutlery etc.?
At what point do you think “That’s it, the tenant can supply the rest”? Don’t suppose there’s an approved list of “standard items” is there?

It seems to vary, based on places I rented in the past - some would come with just all large main bits of furniture, e.g. bed, sofa, tables etc... plus cooker, fridge and microwave, and others had absolutely everything ( ornaments, cutlery, bedding - the whole lot ), and looked like someone still lived there.
I remember years ago going to look at a house for rent and it even came with a bookcase full of books !
I would say as long as you supply all the furniture you wouldnt expect a renter to have, plus all the main appliances for the kitchen then that would be reasonable. Bear in mind that whatever you put in there, is going to need replacing through normal wear and tear every few years, and you'll have to pay for it, so it isnt worth putting stuff in just for the hell of it.

I have rented "fully furnished flats" before and have experienced both types, the last flat had everything you could think of down to TV DVD player loads of soft furnishings, toaster, dishwasher and loads more things, the place before that was also described as "fully furnished " but only had the most basic items, a bed in the bedroom, a sofa and table in the living room and the white goods in the kitchen and not much else. its best to go and view a few and see what you like.

42" Panny Plasma. 800W Surround sound system. Lazy boy chair x 2. Double Fridge with ice machine. King size bed & matress with satin sheets 1 x 19yr old blonde with 36D (at least) for evening pleasure. Maid no older than 23yrs old & preferably eastern european, just to clean your back & do the dishes ...................

To be honest, that's pretty much what I thought.
I appreciate that stuff will get marked or damaged, and that any replacements are tax-deductible, but it'd be a right PITA to have to be trying to match up missing or broken cutlery or crockery.
I hadn't thought of the following, from Reality's link: Vacuum Cleaner, Iron and Board, Dustpan and Brush; still, it wouldn't hurt to give some cleaning products - it shows you want the place kept tidy!
