Does anyone know anything about lease agreements laws? looking for a bit of advice about finishing a lease early and rules of giving notice?

i guess you mean tenancy rather than lease (as you mentioned "housing" and ending a residential lease makes no financial sense). the terms of tenancy agreements will vary so you need to read the specific detail. it may be that if you want to end it earlier than the agreement allows for, you landlord may be willing to negotiate (ie if he can relet it for more money - if he can't then you may be stuck with it until the terms allow you to serve notice to quit)
