Default House Question

Just a few views if poss..

Our house is a 2 bedroomed semi..Normal design,smallish hall,living room and kitchen to the rear.2 bedrooms and large bathroom upstairs..

Now..The house used to be 3 bedrooms but had the bathroom downstairs.We had one of the bedrooms made into a bathroom,and the bathroom downstairs was made into a larger kitchen/Diner..

Houses in the area are making around £150,000,but are left with the bath downstairs etc etc..

What effect on the price do you think the conversions we have done will make?

Bear in mind,in this area,this is very much a "FTB" house and is i the lowest price bracket for this area.

Any (constuctive) advice appreciated..

I realise there was a thread similar to this,but house and area totally different.

Easy way is just to get an estate agent (or 2) to come round and give you an evaluation.

Costs nothing and there's no obligation.

Yea...true i suppose.
Just wondered if anyone had been in a similar situation on here,there usually is

House is paid for now so its time to move in the summer!!Just finished one mortgage and now starting another!!

It depends where abouts you are in the country but i doubt the value will be much different. Down stairs bathrooms sre seen as desirable in most parts of the country these days so having an upstairs one should offset the difference in value having a bedroom less.

As said, get a couple of independant estate agents round.

So my best bet is just to get estate agents around and see what they say?

You need to get three agents round so you can be sure on the correct value.

Also go on rightmove, put in your postcode and search what has been sold in the last few years. You will be able to work out the value of your property from those that have sold.

Dont look at what is on the market as you only know the true value when the property has been sold.
