without going into a million other details, Alliance & Leicester have good 3 year step discount (3.64 for 2 years, 5.75 for 1 year) or a 2 year fixed rate at 4.24. Bank of Ireland have the best discounted rate at 4.34 for 2 years

I believe I got a good deal with C+G. Although it is higher interest rate (5.5%) and the tie in is 5 year, I got 8% cash back so no matter which way you looked at it it was a good deal.

To qualify you must borrow atleast 100k but that to be no more than 90% of the total value of the property and by my calculations you are spot on!!

Have a look and see what they can do for you. My cashback paid for all my house to be back to brick renovated top to bottom with new kitchen and bathroom so Im pleased.

best go to see a mortgage adviser who can offer 'market place' mortgages. its the term they use as they don't want to be called Indipendant.
i use a really great woman at the Country wide mortgage centre in Nottm.
there fee is only about £250 and DON'T push you to mortgages that they get the best commision on!!
So becareful... as someone INDEPENDANT 'might' sell you whats best for them and not YOU!!

as FTB you will get some good offers.

I've just got a 3 yr FIXED Buy To Let at 4.85% with the MORTGAGE WORKS.. down side was the admin fees were hi.. but in the long run i saved about £35 a month buy paying hi up front and getting the better % rate than some others were offering.. who had cheaper Admin fees.

I am INDEPENDENT and some guy in cardiff gets paid to find fault with what I am doing. Having exactly 18269 products to choose from I get to recommend 'the best one' - I can't tell if A&L is the best one without doing a full fact find, thus I prefaced the answer with 'without going into a million other details' - A&L have the cheapest fixed rate and cheapest low start rate. The halifax '4.2%' deal is actually 4.29% and cost an extra 88p a month, but as the question was 'best rate' and not top 10 rates or some reasonable rates, I thought I would just give him the cheapest deal over 2 or 3 years. BTW - Nationwide beats Halifax by 42p

p.s. - you could have got a 2 year BTL fixed at 4.79 with no fees - probably a bit late now though
