Default Pricing/planning an extension.

We fancy a ground floor extension, we need a decent sized dining room for the usual family gatherings as the 'morning room' (dont you love estate agents) isnt big enough, where do you start and get an idea of cost without causing to much hassle for architects etc based on the fact we might not bother ?

Have done a plan in floorplan 3d,still needs a bit of work but is reasonably accurate to get an idea, also where can you get the planning regs to weigh up what is possible ?

If you get house building magazines then they usually have a price index per sq foot, for building. There are generally three different price levels, basic, good and excellent(build quality). The index varies the price depending on where you live in the country.

Cost £3-4
