Basically I live in a rather nice flat in a rather nice street.
4 Months ago my next door neighbour decided she was going to rent it out.... not a problem i thought
3 months ago a single mum who does not seem to be from these sort of surroundings moves in!
Now i have little miss stroppy council bird living next to me and its beccoming a living nightmare
Constant slamming of doors, shouting, mess everywhere, kids everywhere and dont even start me on about her boyfriend.
Now some things that they are up to i better not mention on here but i have "mentioned" to the police who are "monitoring" the situation ..... basically doing F all
I have spoken to the property management people who seem to take lots of money off me for basically changing light bulbs and cleaning etc but they wont do bugger all
So any thoughts on a next plan of action??
I am not the best at dealing with stuff like this cos i just loose my rag, but so far i have been pretty good and just politely asked her to stop the noise, rubbish, kids thing but to no avail
I am hoping someone on here might have some ideas?

If the norty stuff they are doing is illegal (I assume it is) then hassle the police more, ask them if the media would like to know that they are not doing anything about it. Depends on how serious their nortiness is of course. If drugs, get the rest of your neighbours involved, esp if other kids live in the area.

Can you contact the neighbour who is renting the place out? Maybe they can do something. Might be an idea to speak to the CAB as they will know what you can and can't do.

Unfortunatley i dont have the number of the owner and most of the other neighbours are not in alot so they dont see whats going on as much as i do. To top it off one of my neighbours is a police woman who also reported it.... and guess what .... nothing has been done

Have a look in your lease, there will be something in there about what constitutes a nuisance.

Then write to either your freeholder or managing agents who act for them, set out what has been happening and draw their attention to the relevant clause in the lease.

They will then contact the owner of the flat , hopefully she will then terminate the tenants AST. If she doesn't/won't the freeholder or managing agent has the option to take her to court as she is in breach of the lease. If she still won't sort it out the freeholder has the option of making her forfeit the lease.

It might be worth talking to your solicitor at this stage so you are able to sort out a plan of action.

I have had a look at my lease, the management agents will write one letter to the tennant, if that does not work they will pass it onto thier solicitors....which i have to pay for???? WTF how come i foot the bill?

They seem to have more power than the police these days in domestic situations - and getting rid of the kids maybe one step to some peace

A tip off to HM customs about them importing weed from amsterdam to sell may be another idea

From what i have seen she does not miss treat her kid, thankfully. I think social services might have something to say about a 6 month old kid being around drugs tho .... good idea

If it is drugs the police may not take any obvious action. But may be investigating behibnd the scenes to find the drugs chain. However might want to give tham a call, or write to them. At least that way you should get a response.

I am not moving myself, the whole street and all of the other neighbours are all very nice! And what chance to i have of selling the place with chav central next door?

Buy a diary and start documenting what's going on, dates, times, what happened etc. If it ever goes to court you'll need some sort of 'evidence' or they'll never be handed an ASBO or be evicted. It'll add weight to your case with the landlord.

Something i wish i'd done when i had nuisance neighbours.

If they're doing stuff outside, shouting in the street at night etc, then videoing them would help. Though I think you need to put signs up warning of 'CCTV in Use' for it to be admissable in court.

Mate, if i kept a diary of whats going on i would be busy all night every night till i go to sleep. The doors banging, shouting, rubbish, cr@p, kids are going on all the time. I kept up a log for about a week and went through half an a4 pad of paper

Keep moaning at the Property Management Company & encourage your other neighbours to do the same because believe me they will be writing snotty letters to the flat owners. Definitely get onto the owners as well though. If they have a mortgage on the flat they won't want any hassle because it is either on a standard mortgage & they shouldn't be letting the flat out or if it is on a buy to let mortgage you can bet the agreement stipulates that they shouldn't be letting it out to DHSS / Council tenants, which it sounds like they are.

I had a moan at the management agents today who then informed me they will write one letter to the tennant and then charge me if it goes any further , they are going to write to the owner tho and get her to contact me so i can have a chat to her

When you do speak to the owner ask her who (if any) is managing the tenancy. If it's an agent speak to them as well as the tenant is going to be in breach of her AST.

It will be the cheaper option rather than letting the managing agent bill you for starting proceedings.

Just a thought, if everyone else in the flats complains to the managing agents as well, the cost of legal proceedings should be split between all the leasees, rather than just you being billed.
