I found this:

the basic difference between an apartment and a flat, or studio, is that the former has a separate living room, a full kitchen and one or more bedrooms.

Being in NA, they have no idea what a flat is, it's an Apartment, or a condo (Condo being all inclusive, which is what I have, ie; leccy, water, gas (if I had it) all inclusive, all i pay for is phone and cable tv/internet)

It's an American name for a flat. She's been watching too much Friends.

You noticed how when they build new ones they always market them as apartments, like it sounds posh or something...

It's a flat ffs

Looks like she could be either...

flat2 ** *P***Pronunciation Key**(flt)
n.
An apartment on one floor of a building,

a·part·ment ** *P***Pronunciation Key**(-pärtmnt)
n.
A room or suite of rooms designed as a residence and generally located in a building occupied by more than one household.

So i read that as if it was purpose built, it could be an apartment, if it was converted (and one floor) then it would be a flat...

Apartment is the american equivalent to a flat.

...and thats it.

Housing developers use the word apartment simply because it sounds posher.

They're called 'duplex apartments'. A lot of these supposed 'luxury apartments' being built today are more shoddily built than the high-rise flats of the 60s / 70s. I have worked on several city-centre 'luxury' developments where some of the 'apartments' sell for over £1m apiece, and frankly I wouldn't give them the steam off my pi$$ let alone a million quid. They'll be worth jack sh*t when they start falling to bits within 10 years.
