Credit Advice Please

Question

Seriously need some help here guys and girls.

Girlfriend and I moved into a rented property together, registered to pay the council tax etc etc.
Still have all my bills sent to my dads ( my last address ) my credit rating went down the pan in the last twelve months,defaults etc etc.
Now looking at trying to get a mortgage, although girlfriend can afford it on her own obviously I want to apply for a joint mortgage with her as I believe this will improve my credit rating if successful.

1 How would a lender view an application with one applicant with a poor credit rating and one with a good one, who in theory could pay the mortgage outright on their own?

2.If I inform the various credit card companies that I have moved will I leave my dads address with a bad history and in return will I be transferring all my bad history to the new address.. will this effect my girlfriends rating which is good and subsequently ruin our/her chances of gettng a mortgage?

3.How long do defaults stay on your record?

4.Anyone out there been in a similar position?

My credit rating is abmissmal so I thought I'd check with my bank as to whether or not they offer me a mortgage, they gave me a decision in principle no problemo I'd suggest just going to your bank and asking them

mortgages are easier to get than contract mobile phones - cos they're secured on the property. you shouldnt have a problem unless youve defaulted on a mortgage or you're asking the same bank for a mortgage that you owe 000's to on credit cards or loans!!!

If your GF has a good rating you may well get away with it.

My GF applied for loads of loans last week and was refused every single one because she's never had credit before. Applied for a joint one with me on it too and bingo, no problem madam

Not sure if the same will apply to a mortgage lender.

Mine used to be **** not too long ago, and we got a mortgage no probs! I think the affordability of it plays a big part. If your budget can cope, they'll lend. After all, it's one of the safest loans - you default, they have the house!

If you have cleared the arrears on your CC loans etc it shouldn't be a problem. It is possibly to get one even if you have ccj's etc stacking up against you, but you will be paying slightly more. If you can't get something from one of the mainstream lenders let us know and I can give you details of some others you could try
