hey all!

just buying my first flat and finally getting out of the big smoke so need to find a good/reputable conveyancing solicitor in east sussex. Instead of trying the yellow pages I thought I would try this veritable well spring of knowledge.

We used Countrywide Property Lawyers. Their blurb begins: "CPL are a subsidiary of the Countrywide Assured Group (CAG), formed to provide the foremost service in residential conveyancing within England and Wales." but it was the fact that they offer a set fee, and a no sale, no fee scenario that swung it for us. This applies even if you pull out at the last second. Oh, you do have to payt for the searches up front, but that's all.

Not sure if this will help, but the solicitors we used when we bought our house were excellent. They charged about £450 all in for the entire paper work and that also involved writing up a separate agreement (don't ask) to go along with the mortgage. The company is called Green Wright Chalton Annis and their tele number is 01903 752918. The only problem is they are in West Sussex, although I can't see that making a huge difference.

I have a very good friend who works for a local Solicitors who may be able to help you out. Very friendly and prompt service she has been used by both myself and others whom I have recommended. Oh and the Rates are reasonable too!!!!

She is based in Portsmouth but it's not overly important with a house purchase as I am sure you know it's mostly by letter and Fax. She recently completed a sale for a friend of mine in Bath without a hitch.

I wouldn't recommend her if I didn't think she would do a good job for you.

If you're happy to use someone who isn't local (shouldn't really make a difference as virtually everything is done by post & phone regardless of who you use) then try Kerr & Co - based in Christchurch (Bournemouth)

I work there as a Legal Assistant while I'm doing my degree so maybe I'm a little biased () but the rates are certainly very reasonable, and I highly doubt that you'll get better service anywhere else (And I'm not just saying that! )
