Cheapest property in Europe?

One for the estate agent window browsers:
What's the cheapest decent house/flat you've ever seen for sale in Europe?
By decent I mean:
1) With a roof.
2) Otherwise habitable.
3) In a reasonable location.
4) Not condemned!
And by cheap, I mean impulse buy on the credit card kind of level!
Just thinking about it as a more interesting investment than numbers in a stock fund.
I've seen flats in Sofia (Bulgarian capital) going for £5,000 - but that's just way too much!
Anyone seen anything going for less than this?

I used to print eddisons auction guide and i've seen 2 bed back2back terraces in armley, leeds with guide prices of £3000.

I used to live near Armley!
Those houses are only that cheap because they're contaminated with asbestos!
Go a mile down the road the same houses sell for about £70k now!

Ooh no, I've just remembered.
Saw a TV program about neighbours from hell or something. Guy was walking away from his house in Manchester. Couldn't sell it, and was taking his gas fire with him as it was worth more than the house, about £1500. Poor sod paid about £16k for it 10yrs ago, area went into major decline so had to walk rather than get burgled every night.
Beat that Armley.

And by the way, that estate in Newcastle where the council was selling off houses for 50p each? Doesn't count either!
I soooo wanted to buy up three streets worth of those and turn it into urban paintball. Shame about the strict conditions of sale......

Latvia and Estonia are the places to go.
The Latvian government was giving away, FREE!!!!, country mansions as no one wanted them. Imagine a UK stately home and all the lan, for free! Bargain.
However, I think they are now selling for about £40k. Houses in the posh bits of the city are about £15k I think. Flats would be well cheap.
Good time to but if you are a developer as the values are shooting up at the moment.

I have a friend in Latvia and most people can't afford the properties. He earns £80 a month (full time!) as a network administrator and he has what is considered to be a good job!
