Estate Agency fees. What do people charge?

Question

Amazingly frustrating. I'm about to sell a tiny one bed flat in Bournemouth valued at about £80k and I've been ringing around to get an idea of sole agency fees. I've had 3 guys refuse to quote without seeing the property(tricky as it's vacant and I live 150 miles away), and one say £2k. Thats a flat fee not 2.5%..so if it goes for less I'm still stuck for it.
So...was wondering if anyones sold anything similar recently and has any ideas?

Hello

I can't help specifically. But when I sold my house a few months ago, I negotiated with the Estate Agents and got the commission down to 1.15%.

So whatever they initially quote you, there is room to negotiation.

put your own board and number outside, i think there are national web based agencies that do sellers packages on the cheap as well, and some do local rag advertising too

The problem is I need a good agent due to the place being vacant and too far away for me to be actively involved..drat.
I guess I jsut need to find out who the 'good' and popular agents in Bournemouth are.

Mines 1.5% here in Berks, some were offering 1% special rate...

Flog em quick before the price crash. I sold 50% of my portfolio over the last few months and the cash is better used on some other projects I have in mind. Market in the South East especially London is going down.

I sold my house @ 75K - estate agents agreed 1% flat rate before the board was even up. Cooper Green. Very good. Nice peeps.

Chuck,
Try mailing RichB, he's in Bournemouth so he shoul;d know which agents do that sort of thing, you never know, he might know someone who wants it, I'm sure you can find his address on here somewhere.
