Default where do I stand.

I have done a bathroom install in a landlords property. 1st time I have dealt with him he lives in Coventry I live in kent.

So last week I installed the suite he paid for the suite by transferring the funds to my account so I could then go and get the suite from b&q.

I carried the work out and completed the job I have invoiced him and now there's no correspondence from him I have rang. Emailed and even text. He isn't replying atal. He owes me £840 pounds it's not thousands but it's principle to me I done the work I should get paid.

So what do I do now

Do you have anything in writing saying that he will pay for your labour/install? If you do then write back to him and tell him you will be taking the money out of the rent you pay.

Had it a few times pal off dodgy landlords...it won't happen again .
You can either persue him through small claims, take it on the chin or damage his property.
I went for option 3 a couple of times....make sure you have a alibi

Once it's fitted it's his property , **** I know but that's the way it is.
Is the house empty? , do you have keys still?
If it's empty nip round put the plugs in and get the taps on full whack .
Chemical metal is good in the door locks.
Small hole in soil pipe and get pumping expanding foam in.

I could go on all night on what (not) to do to cost him 10 times what his bill is

It's not my property I don't live there so can't take it out of the rent

Haha as much as I'm annoyed I don't want to make matters worse. No the property is not empty. Tennant lives there and she's disabled. I have thought about taking the suite back out but it's not fair on the tennant and I would feel guilty for leaving her with nothing

Can't take it back out pal , did you do it via the estate agent as I've had them take it out of the rent pot kind of thing.
If direct through landlord it's either court or on the chin pal

Direct with the landlord. I will give him another week if no response I'll take matters further

I take it all up front when I don't know or trust them nowadays

on my invoices the materials are still my property until the outstanding invoice is paid in full.

Well it has never stopped me returning on 2 occasions to remove goods installed by myself, the police were called on one occasion and I was given permission to carry on as I had informed the customer via the invoice,
so it worked for me.

I wired a couple of care homes, all the sockets/lights, fire alarm, door access and nurse call systems. how did you get the job, how was it left about payment and did you send him a written quote?

Small claims court. It's easy and you're almost certain to win. About an hour or two of your time filling in forms etc and then a hour in court. You can claim travel and time off work too. I've done it twice and won both times.

It is the landlords in the first place, the hardware was paid for in advance.

I find it sad that this kind of thing seems to be the norm these days and that you cannot trust anyone so thats probably why i am a cynical when it comes to people as they do the talk then i suppose they think it is clever when they do not pay the bill but sadly it can break a small business or a self employed person through no fault of their own.

I'm only a small outfit buddy me and 1 or 2 labourers , 2013/2014 I lost 11k due to being shafted over .
I bit my lip as the other firm closed down (hasn't re opened so was genuine) , I thought it wouldn't hurt to much but **** me it certainly did , I lost count on the amount of weekends I worked on my own just to pay bills as normal

It will never happen again

EDIT** Cancel that, he paid for the bathroom. Therefore you're left with the below really...

However being as that is not the best option because it's rented to a disabled person,
Go straight to https://www.moneyclaim.gov.uk/web/mcol/welcome and fill in alllllll the details and pay your fee. DONE.
