**** me, first time I have read this thread, people want to man up another way and buy a petrol trimmer, rather than try to annihilate the op over what ever questions he has asked.

He might have already pursued other avenues of advice and wanted to gauge this particular question on here, who knows.

the problem has now been investigated,and its much deeper routed,looks like there is gonna be some major work going on soon in the bathroom/toilet are,all the flooring is now up,i think they will be gutting the place and starting again.(not just caused by a leak) the ongoing damp problem look it may also be down to the retards that built the extension!good news tho,although it looks a right mess out there at the moment,things will be getting sorted,all inspectors/environmental health are totally backing us and all admit that the housing association are 100%liable.
